How to quote a two-car garage in ten minutes
A simple per-square-foot framework that covers material, labor, prep surprises and margin.

Most garage estimates fall apart on the unknowns — cracks, moisture, old sealers. Build those into the framework instead of hoping you don't find them.
Start with material cost per square foot
Add up base, flake and topcoat at your contractor price and divide by the coverage. For a typical flake system that lands between $1.20 and $1.60 per square foot.
Add labor by the day, not the hour
A two-car flake floor is a one- or two-day job for a two-person crew. Price the days, including travel and cleanup.
Protect your margin
Add a crack-repair allowance and a moisture-test line item. If the slab tests high, the MVB upgrade becomes a clear, pre-agreed change order.
